The Netherlands is largely built. The remaining space is scarce and precious.  Where will we live, work, and shop in the future? We believe in recognising the value of what already exists. From buildings to underutilised space. We see untapped potential. We transform these places with purpose.

We create room for housing, business, retail, healthcare, education, and green space. Context and function are  what makes a city liveable. To us, that is true sustainability. We redevelop the city through vision, respect, and responsibility.

We build within existing urban boundaries. By doing so, we add value to what is already there and reduce our ecological footprint. It is more complex than new construction outside the city, but we see it as our responsibility. After all, the majority of the Netherlands has already been built.

Our goal is to keep cities alive — places people want to visit, where the built environment serves societal needs. From housing, work, and retail to healthcare and education. We redevelop the city. To do this, we collaborate with engaged people — from residents and users to professionals — people who are closely involved in economic and social challenges.

We see it as our mission to revalue cities. To make better use of them. That is a positive legacy for both current and future generations

Our expertise

Concept & Design

At 3W Studio, we develop new concepts based on an integrated approach. Using thorough research, we identify and create new product-market combinations, which we translate into spatial solutions and designs. The result is a comprehensive concept in which form and function are seamlessly aligned, without losing sight on financial performance.

Asset Management

Our approach to asset management is far from traditional. We take a broad, cross-sector view of each asset. With a combination of entrepreneurial spirit and deep real estate expertise, we create lasting value in existing environments. We maintain close relationships with current and prospective tenants. Our asset managers apply a creative and business-minded approach to deliver solutions that generate true added value, resulting in projects with strong, long-term financial performance.

Development & Realisation

In (re)developing new living environments, our focus is always on people. And their needs. This leads to places where people love to live, shop, work, and connect. From concept to completion, we keep a sharp eye on quality, design, planning, and budget. The outcome: distinctive and future-proof projects.

We act as a delegated project developer for various clients, but we also take on projects for our own portfolio. Strong entrepreneurship keeps us ambitious.

The Orchard, Rijswijk

Contribution to the housing shortage solution.

The city is changing – and so is Bogaard City Centre. The In de Bogaard shopping centre in Rijswijk faced increasing vacancy, and the area was in need of a new impulse. That’s why we have created space for an urban district where living, working, and meeting are central.

By creating a green and vibrant city centre, we strengthen social cohesion and foster a sense of belonging. This will be a place where people don’t just pass through — they’ll want to stay. With the addition of over 500 new homes, we are actively contributing to solving the regional housing shortage.

Amsterdamse Poort, Amsterdam

A second city centre for Amsterdam.

The ambition for the Amsterdamse Poort is to become the city center of Zuidoost by 2030 – a place of creativity and originality with a rich mix of functions. A large number of new homes will also be added to the area.

As Amsterdam continues to grow, pressure on the housing market remains high. Amsterdam Zuidoost offers a solution to this pressure. In particular, young families, active seniors, and single-person households are increasingly discovering Zuidoost as an attractive residential area.

The Amsterdamse Poort shopping area is owned by CBRE Investment Management. It is a district with a distinctive layout, located in the Bijlmer, comprising approximately 45,000 square meters of retail space and around 500 social housing units.

dsm-firmenich HQ, Maastricht

A workplace designed for well-being.

The built environment plays a key role in addressing climate change and improving quality of life. The new headquarters of dsm-firmenich in Maastricht actively contributes to this societal mission. In an era where sustainable construction is essential, this project demonstrates how heritage, innovation, and health can be combined.

In the heart of Wyck, the restored Ambachtsschool and a light-filled new building come together to create a future-proof workplace for over 600 people – with a strong focus on well-being, nature, and energy consumption.
